Tenant Improvement & Retail Buildouts

Cosmetic remodels and tenant improvements for business owners and boutique operators across Los Angeles County — handled by the same family-owned design-build team that runs our residential work.

Most commercial general contractors aren’t set up to give a tenant improvement the attention it deserves — and the operators who need that work end up chasing five subcontractors and a project manager who isn’t really paying attention. We’re built for it. We handle cosmetic remodels and tenant improvements for business owners moving into new office, retail, restaurant, or medical spaces across Los Angeles County. Same in-house crews, same one-team accountability we bring to our residential design-build work. The person walking your space is the person running your build.

Spaces we build

  • Office tenant improvements (our most active commercial work)
  • Boutique retail and storefront buildouts
  • Cosmetic remodels for new tenants moving into existing spaces
  • Cafés, quick-service, and small restaurant TIs
  • Medical and dental office buildouts (light to mid-scope)
  • Salons, wellness studios, and small fitness spaces

Why this works for tenant improvement work

  • One team from lease signing to grand opening. Space plan, permits, and build all under one roof. Fewer handoffs, fewer schedule slippages.
  • We know the lease side. Work letters, landlord approvals, after-hours rules, freight elevator scheduling, common-area protection — handled from week one.
  • Realistic timelines. We tell you upfront how long permits will actually take so you can plan your opening, not guess at it.
  • In-house crews, not a rotating cast. The same team starts the project and finishes it.
  • Family-owned, no salespeople. Direct conversations with the people doing the work.

How we run a TI

  1. Walk-through and feasibility. We visit the space, review your lease and work letter, and tell you what’s actually buildable inside your budget and timeline.
  2. Design and permit set. Space plan, MEP coordination, and the drawings the city needs.
  3. Permitting. Handled by us — LADBS or the relevant city, plus health department for food service or medical.
  4. Build. In-house crews, weekly schedule updates, single point of accountability.

Final inspections and turnover. We handle sign-offs and hand you a space that’s ready to open.
