The Mar Vista Tract HPOZ — covering the historic Gregory Ain Modernique Homes — has formal Certificate of Appropriateness review for exterior changes on contributing properties. Outside the HPOZ, the Baseline Mansionization Ordinance limits Residential Floor Area on most parcels. The neighborhood is generally ADU-friendly, and lots are wide enough for detached units.
